The buyer is standing outside the villa at 9pm
Takallam answers listing enquiries, books viewings, explains service charges and takes maintenance requests — from a QR code on the board, in your website chat, in your support inbox and on your phone line. In English and Emirati Arabic, at any hour, on the first ring.
What a property team actually gets asked
None of these need a broker. All of them currently interrupt one.
After-hours listing enquiries
A buyer sees the board on the drive home and calls at 9pm. Right now that reaches voicemail, and by morning they have booked a viewing with someone else.
Viewing requests
Which unit, when, is it vacant, can they see it Saturday morning. Takallam takes the details, checks the slot and puts a confirmed viewing in front of the right broker.
Service charge and payment plans
Rate per square foot, what it covers, whether chiller is included, which construction milestone triggers the next payment. Answered from your own schedule, not from a guess.
Handover questions
Snagging, DEWA connection, Ejari registration, keys, what to bring on the day. The same twenty questions at every handover, from every buyer, in the same three weeks.
Tenancy renewals
Notice period, the new figure, cheque terms, Ejari renewal, what happens if a tenant wants to leave early. The season where a leasing team stops selling and starts answering.
Maintenance requests
The AC stopped at 11pm. Takallam takes the unit number, the fault and the access window, opens a ticket and tells the tenant exactly what happens next.
The first reply gets the viewing
Property Finder, Bayut and Dubizzle send the same buyer to several brokers at once. Whoever answers first usually gets the viewing and the rest get a polite no. After 6pm, first is nobody. Takallam answers in the same minute — from a code on the board, in your chat, in your inbox or on the phone — asks the questions your brokers ask, and books the slot before the buyer has moved on.
- Answers on the first ring at 11pm, in Arabic or English, however many callers arrive at once.
- Answers the portal enquiry that lands in your inbox at midnight — in the same thread, from your own address.
- Qualifies the way a broker would: budget, cash or mortgage, timeline, which unit or which tower.
- Books the viewing against the broker's real availability and confirms it by text.
- Hands over to the duty broker the moment the buyer wants to talk price.

Put a code where the property is
A board outside a villa is the only piece of marketing a passer-by will ever see at 10pm. Print a code on it and the board can answer. The buyer scans, speaks, and gets the price, the size, the service charge and a viewing slot without waiting for the office to open. No app, no download, no number to dial.
- On the for-sale and for-lease board, next to the phone number nobody answers after six.
- At the show-home and sales-gallery entrance, so a walk-in gets answers while the sales team is with someone else.
- On the hoarding around a plot under construction, where there is nothing else to read.
- In the handover pack, and stuck inside the utility cupboard, so a new owner asks the unit instead of ringing the developer.
- In the lift lobby of a managed building, for tenants with a leak at midnight.
- A different code per tower, per campaign, per board — so you can see which one actually gets scanned.

Sales, leasing, and the building itself
One agent, one knowledge base, three very different jobs. You decide what each one is allowed to do.
Sales and off-plan
Availability, unit mix, payment plan milestones, expected handover, what the service charge is projected at. It answers from your price list and your plan — and stops where the deal starts. Negotiation goes to a broker.
How agents are builtLeasing and renewals
Renewal windows, notice periods, cheque terms, the documents a new tenant needs, whether pets are allowed in that community. Renewal intent lands in your queue with the unit already attached.
Owners and facilities
Maintenance requests with the unit, the fault and an access window captured properly. Service-charge invoices, community rules, access cards. It opens a ticket with an SLA instead of leaving it in a WhatsApp thread.
Inside the support consoleEvery enquiry in one queue, whoever it belongs to
A call about a two-bed in the Marina, a chat about a service charge, an email about a renewal, and a scan from a board in Al Barsha all land in the same inbox. Your team sees what has already been said, picks up the ones that need a person, and carries on in the same thread — no ticket number, no "let me transfer you".
- One record per customer, whether they scanned, chatted, emailed or called.
- Escalation rules you write: a discount request goes to a broker, a leak goes to facilities.
- Tickets and SLAs for the things that genuinely need chasing — snagging lists, renewals, repairs.
- Transcripts and notes stay attached, so Saturday morning is not a cold start.

The lead does not stop when the call ends
What happens after the conversation is the part brokerages lose. A workflow writes the lead into your CRM, texts the buyer their confirmation, blocks the slot in the broker's calendar and pings the duty agent — in the seconds after the caller hangs up, not on Monday.
- When a viewing is booked → create the lead → assign the duty broker → text the buyer the address and the time.
- When a maintenance request arrives → open a ticket → notify the FM contractor → tell the tenant the window.
- When someone asks about a unit that is already sold → offer the two nearest matches → flag the demand to marketing.
- Anything with an API can be written to: your CRM, your property management system, a sheet, a Slack channel.

What the setup looks like
These are product capabilities, not customer outcomes. Takallam is pre-launch and publishes no performance figures.

How Takallam handles ArabicEvery sector we cover
Facilities management, business setup and banking sit right next door to a property business. Twenty sectors, the same platform, the escalation rules each one needs.
All 20 industriesWhat brokerages and developers ask
Can it actually book a viewing, or just take a message?
It can book. Takallam captures the unit, the buyer and the preferred time, and a workflow writes the appointment into whatever system holds your calendar, then texts the buyer a confirmation. If you would rather it only qualified and handed over, you set it up that way — what the agent is allowed to do is a switch you control, per agent.
What happens to a lead that comes in at 2am?
It gets answered at 2am. The agent picks up on the first ring or the first message, qualifies the buyer, books a viewing if one is wanted, and puts the whole conversation in your inbox with the lead already created. Your broker starts the morning with a booked slot instead of a voicemail.
What about the enquiries that arrive by email?
Same agent, same knowledge, same queue. Forward your enquiries address to Takallam or connect the mailbox, and it reads the whole thread — the portal lead, the forwarded floor plan, the tenant's photo of a leak — replies in-thread from your own address, and tags and routes what it should not answer. If you would rather check the wording first, run it in draft mode and approve each reply. Email is priced per interaction, and a thread that keeps going is not counted again.
Will it push leads into our CRM?
If your CRM has an API, yes — a workflow writes the lead the moment the conversation ends, with the transcript and the qualification attached. Takallam is API-first rather than a directory of pre-built connectors, so the honest answer is that it depends on what your CRM exposes. Tell us which one you use and we will confirm before you commit.
Can it answer service-charge and payment-plan questions?
Yes, from your documents. Takallam builds a knowledge base from your website and whatever you upload — the service-charge schedule, the payment plan, the handover checklist, the community rules — and answers from that. When something changes, you change it in one place and every channel is updated at once.
Do buyers need to download an app to use the QR code?
No. They point their camera at the code and start talking. It opens voice-first in the browser, and they can switch to typing mid-conversation if they are somewhere noisy. That is the point of the channel — it works for a passer-by who has no relationship with you yet.
Can it handle Arabic-speaking buyers and tenants?
Yes, in Emirati and wider Gulf dialect, in voice as well as text, including the very common case of a caller who starts in Arabic and finishes a sentence in English. Arabic is the reason Takallam was built here rather than being a translation layer over an English-first product.
What stops it from quoting the wrong price or promising something we cannot do?
Three things. It answers only from the knowledge you gave it, so it is not inventing figures from the open web. You define what it is allowed to do and where it must stop — pricing negotiation, contract terms and anything binding can be forced to escalate.
And every conversation is in your inbox, so you can see what it said, correct the source, and have the correction live everywhere immediately.
What does it cost?
You pay per interaction, and each channel is priced separately, because a phone call and a chat message do not cost the same to deliver. There are no per-seat licences and no minimum commitment, which matters for a brokerage with seasonal volume. Takallam is pre-launch, so rates are being set with the first cohort — join the waitlist and we will quote against your real volume.
